Move-Out Cleaning Checklist for Utah Renters (Get Your Deposit Back)

If you’re moving out of a Utah County rental, your security deposit is on the line. Utah Code § 57-17-3 says landlords have to return your deposit within 30 days unless they can prove specific damage or cleaning costs. The good news: cleaning deductions are the easiest to fight if you’ve got a thorough record of what you did.

Below is the exact checklist Valley Wide uses on every Provo, Lehi, and Orem move-out. Print it, tape it to the wall, and don’t hand over the keys until every box is checked.

Before you start: get the right supplies

Don’t walk into this with a single sponge and some Windex. You’ll need:

• Microfiber cloths (12+) — way better than paper towels
• An all-purpose cleaner (Method or 7th Generation are favorites)
• A degreaser (Krud Kutter or similar)
• A tile/grout cleaner with oxygen bleach
• Glass cleaner (or just diluted vinegar)
• A magic eraser (carefully — don’t use on flat-finish paint)
• A pumice stone (for hard-water rings on toilets)
• A small vacuum + mop
• An old toothbrush for grout, faucets, hinges

Kitchen (the make-or-break room)

Landlords inspect the kitchen first. This is where most deposit deductions happen. Plan for 2–3 hours.

• Inside the oven: Use oven cleaner or self-clean cycle 24 hours before move-out, then wipe.
• Stovetop: Remove burners and drip pans. Soak in degreaser. Scrub. Replace.
• Range hood: Don’t skip — landlords notice. Wipe filter, exterior, and underside.
• Inside the refrigerator: Empty, defrost (if needed), wipe every shelf and drawer with hot soapy water. Wipe gasket.
• Inside the freezer: Same.
• Refrigerator coils: Vacuum behind/under fridge.
• Microwave inside + out: Steam-clean inside (microwave a bowl of water + lemon slices for 5 min, then wipe).
• Dishwasher: Run an empty cycle with vinegar in the top rack. Wipe interior + door gasket.
• Cabinets: Empty completely. Wipe inside and out. Open all doors during inspection.
• Drawers: Same — empty, wipe, line up neatly.
• Counters: Disinfect. Polish granite/quartz with appropriate cleaner.
• Sink: Scrub, polish faucet, dissolve any hard-water mineral with vinegar soak.
• Floors: Sweep, then mop. Get under appliances if they’re moveable.
• Trash: Take out final bag. Wipe interior of trash bin.

Bathrooms (per bathroom)

• Toilet: Bowl (use pumice for hard-water ring), seat (top + bottom), base, behind base, tank.
• Tub/shower: Scrub all surfaces. Treat hard-water etching with descaler. Detail grout with toothbrush + oxygen-bleach paste.
• Shower door / curtain: Soap-scum removal. Squeegee. Replace shower curtain liner if it’s yours.
• Sink + counter: Disinfect. Polish faucet.
• Mirror: Streak-free.
• Cabinet/vanity: Empty, wipe inside + out.
• Floor: Sweep, mop. Get behind toilet base.
• Light fixtures + fan vent: Wipe + dust the bathroom fan grille.
• Trash bin: Empty, wipe.

Living room / family room / dining

• Dust all surfaces top to bottom (ceiling fan first, then shelves, then baseboards last)
• Vacuum carpet — including under where furniture sat
• Spot-clean carpet stains (tenant note: do this before final inspection, not during)
• Wipe windowsills, blinds, door frames, light switches, outlet covers
• Vacuum upholstery and remove cushions to vacuum underneath (if leaving any furniture)
• Mop hardwood/laminate floors
• Patch nail holes with toothpaste or spackle (small holes only — anything bigger you should disclose)

Bedrooms (per bedroom)

• Empty closet completely. Wipe shelves, vacuum floor of closet.
• Vacuum carpet thoroughly
• Wipe windows, sills, blinds
• Wipe doors and door frames
• Wipe baseboards
• Light switches, outlet covers, ceiling fan

Whole-home items

• Replace any burned-out light bulbs (landlords charge $5–10/bulb)
• Replace HVAC filter (landlords charge $20–30 for this)
• Wipe smoke detector covers (yes, really — they show dust)
• Vacuum air return vents
• Wipe window tracks (Q-tip + vinegar)
• Wipe inside windows where you can reach
• Sweep balconies/patios
• Sweep garage if applicable
• Wipe inside of laundry room cabinets
• Pull out dryer and vacuum behind it (lint trap area)

Take photos at the end

Critical: photograph every room, with timestamp, before you leave. If your landlord makes deposit deductions, photo evidence is your best leverage. We recommend photos of every appliance interior, both bathrooms, every closet, all floors, and any pre-existing damage you noted on move-in.
